Addressing Persistent Water Leaks and Safety Hazards at The Old Works
I hope this email finds you well. I am writing to express my ongoing concerns regarding the numerous leaks at The Old Works development. These issues persist, posing real safety and health risks to residents. The presence of mold and slip hazards in common areas, alongside the unresolved leaks in the parking and corridors, are matters of serious concern.
I have compiled photographic and video evidence of the leaks, available in a YouTube video at https://youtu.be/KrOcV6K4PFg. The footage is dated, providing a clear timeline of the ongoing issues.
Parking:The parking area's condition indicates a failure in property maintenance. MCR Homes is responsible for maintaining the building's plumbing and drainage systems. Regular maintenance and inspections are crucial to prevent such leaks from occurring or persisting. The current state of the parking area shows a disregard for the property stored within the building's premises.
Corridor:The corridor from the parking to the elevator, where a water leak previously caused the ceiling to collapse, is still in disrepair. Despite the ceiling being fixed, the underlying issue has not been addressed, and the ceiling appears at risk of collapsing again.
Despite previous communications, these issues remain inadequately addressed, exemplifying neglect of essential maintenance and the potential danger to residents and their property.
As residents, we expect MCR Homes to fulfill its responsibilities in maintaining the property's structural integrity and safety through regular inspections and timely repairs. The continued disregard for these obligations undermines our quality of living and reflects poorly on the management's commitment to providing a quality living environment.
Continuous water leaks and the associated problems reduce the enjoyment of the property by its residents and lower the property's value. This situation suggests a disregard for the property's condition and the safety and well-being of its occupants.
I look forward to your prompt response and a detailed plan of action for resolving these issues swiftly to prevent further harm to the residents.
Thank you for your attention to these matters.
Sincerely,Next by date: 18 Feb 2024: Forwarding the unanswered email to the Fire Brigade and Bucks Council.
