After all the troubles MCR Homes caused me, it's time to move out
MCR Homes doesn't have an inventory showing the state of the flat when the tenancy started. According to my contract, I should return the flat in the same destroyed and dirty state as at the commencement of the tenancy:
I really thought of doing exactly that, as stated by the contract. I know I'm too nice and would never do it, but I thought about which tools I should bring, and what would be considered the "same state". MCR Homes are disreputable people and I still want to make them pay for the troubles they put me through. And I was not at the end of my troubles.

Please see below what is needed from you when exiting the property, please lock up the apartment and post the keys back to 4 Farm Street, Mayfair, London, W1J 5RD.
- Clean and tidy the property to a professional standard,
- Ensure that any modifications that you have made to the property removed,
- As per your agreement the property needs to be returned to the condition that you received it.
- Collect meter readings and provide these on Key return,
- End all contracts with any providers that you have entered agreements with.
- Provide a forwarding address
Also please be aware that you will be liable for the rent until we have received a proof of postage.

Thank you for confirming my vacating date as 18th June 2024 and for providing the checkout procedure.
I have a few clarifications and requests regarding the process:
- Property Condition: Your email mentions that the property needs to be returned to the condition it was in when I received it, as does my letting agreement. When I moved in, there were holes in the walls which MCR Homes later fixed. I want to confirm that I do not need to replicate this damage upon vacating. For more details, please refer to this page Unfinished and dirty MCR Homes flat with holes or to the video evidence I sent MCR Homes on the day of the start of the tenancy.
- Clean State: Although the property was not tidy when I moved in (as shown on the above page and video), I agree to leave the place in a clean and tidy state.
- Water Meter Reading: I can provide the electricity meter reading. However, I have never had access to the water meter despite multiple requests to MCR Homes upon moving in. I received an email on the 6th Nov 2023 from [REDACTED] (MCR Homes) with a reading that I wasn't able to confirm. To provide the current water meter reading, I will need access to it. Could you please arrange this?

They didn't answer the question, they "made a note". Very helpful. I suppose it will be for the judge to decide.
It seems they decided to annoy me again.
They want me to give them access for viewings ... but want me to send them the keys by mail at the end of the tenancy?
At the start of the tenancy, when exchanging keys, I was able to put the keys to my flat in the mailbox of "1 Williams Lodge", and they would put it back in mine (I kept the mailbox key). I should also be able to just leave the keys to someone in their office. I wonder if it's just for me they don't do a move-out "meeting", and require to post the keys, or if it's the same for everyone.

Yes, one month before the end of the tenancy I already left. I don't want to live in a subpar sloppy flat, inside a dilapidated building, with leaks, mold and the safety of which is misrepresented.

Please note: I switched the electricity off. Upon entering the property, the lights will not work.
Regarding the water meter reading; I never got access to the water meter during my tenancy (although I asked multiple times). Therefore, I cannot provide a water meter reading.

I am now waiting to see what they are going to come with next. Knowing they do not pay people on time (according to https://www.getagent.co.uk/branch/mcr-property-group-m12/79642), I assume they will block my deposit. Let's see.
Hopefully this ordeal is coming to an end soon.
